Project Director
Gough Recruitment AU
- Senior delivery seat with a private, well-capitalised WA land developer
- Genuine leadership seat in a business people don't leave
- Open on seniority, the package will follow the person
- Deep experience delivering residential land subdivision in WA. Civils, titles, approvals, and the commercial discipline that sits behind them.
- The ability to lead people properly. Develop them, set standards, and remove roadblocks rather than create them.
- The seniority to operate at portfolio level and step up when the business needs it.
- No ego. This is a business where senior people jump onto whichever project needs help, and everyone, including the leadership, rolls their sleeves up.
Most Project Director ads are Development Manager ads with a better title. This isn't one of them.
Our client is a well capitalised WA developer with a substantial residential land portfolio across the Perth metro area. They're an established business, not a start-up, but they've kept the structure flat and the decision making fast, which is exactly why this role carries real weight.
The role
This is the senior delivery seat in the business. You'll take ownership of a portfolio of masterplanned communities and land estates from acquisition through civils, titles and settlement, leading a capable delivery team and operating as a genuine senior leader in the business. Trusted with responsibility well beyond your own project list.
The mandate is delivery. Feasibilities, consultant teams, civil contractors, statutory approvals, titling, and the hundred unglamorous decisions in between that determine whether a project makes its numbers or doesn't. You'll set the delivery strategy, own the outcomes, and be trusted to get on with it.
Who this suits
You're a proven land delivery operator. You might currently be a Senior Development Manager ready for broader scope, a Project Director looking for a better-backed platform, or someone more senior again who values autonomy and a clean, well-funded pipeline over a bigger business card. The title is Project Director, but the business is open on seniority, if you're operating above that level, the conversation is still worth having, and the package will follow the person.
What matters:
Why move
The team is energetic and driven but genuinely laid back with it, high performance without the theatre. Turnover is close to nil; people who join tend to stay. The backing is strong, the pipeline is real, the office is one of the better ones in Perth, and the remuneration reflects the seniority of the seat. If you've been waiting for a delivery-led leadership role with a developer that's stable, funded, and free of politics, this is that role.
